as this current situation stands, it seems like its a little far from a metro to attract enough people to bring in homes/move into new singlewides that will cost 25k and up.

As others have noted: wash it, lightly scuff-sand it, use the best primer you can stand to pay for & use a semi-gloss topcoat. 

As for the deal, its fair, but nothing that stands out. 

A couple good surprises...I found a home for the nearly new senior person standing bath tub that was in the house... 

It's always harder to stand up to someone face-to-face, particularly when you think they are nice.

She obviously has the brains to not jump in lake without taking the proper precautions or asking for stewardship.When investing, it's certainly better to have a solid foundation, but there are so many loan products, grant programs and other means of obtaining real estate rather than renting (that incidentally could put her in a better position from a taxable income and monthly payment stand point than renting) that she would be foolish not to buy. 

As the Brrrr strategy stands on its own legs without real/specific numbers, I'm inquiring into whether or not this strategy has merit from a thousand foot high viewpoint. 

Do I just walk in and  they are standing at the door waiting for me?

If it were my place and I was not going to use the fireplace I might make that the area for a tv/tv stand?
