Question...what type of locks should be supplied on both sides of the door connecting the main house to the tenant house? 

As soon as I and renewed the lease the tenant wrote me this long message with all these things wronge, including drain smells bad(she’s been putting bleach down the drain to kill the odor, the lights in the kitchen and bedroom are flickering(this ones easily fixable) & the bathroom floor is in-caving because of water damage(she suggested a new shower door).

The current residents have told me its a been great to literally walk next door for last minute groceries, etc. 

I have a sfh in Folsom renting for 2100 now, so the fixes need to attract a high income tenant, so not looking for cosmetic fixes, may need extensive electric work, new garage, roof etc

They slept on the floor near an open sliding glass door (I didn't know till the next day).

They live next door.

Detached Garage and a pool. 2120 sq foot living space and 6900 lot size.

My strategy is to start with 3 and 4 unit properties and get enough doors to replace my monthly income.I know there is nothing passive about real estate investing but I am excited about the potential  for FI and building wealth.

Record every wall, ceiling, floor, front and back of doors, shades opened and closed, window screens, yard from every angle, home exterior from every angle, mattresses (uncovered), etc.
