The ground floor units sit above the basement boiler so the floors are always warm & the basement is very dry & no risk of freezing pipes.Adding 'wording in the lease' is NOT going to make a difference, but so far ours have all been great tenants.

They have more skin in the game then you do.Make sure you get clear title.

I am a Realtor and the MLS has been pretty dry for my criteria, but I’ll definitely remember asking the seller if he/she would consider a carry back on closing costs, that’s a really smart idea!

I lend as well and I am a little cheaper and easier, but I don't lend on rehab costs, so you will need to have more skin in the project.  

Currently the market is dry in my area and I am struggling to find good deals.

This group generally cannot work from home so many/majority of them have been dependent upon the PPP which dried up several months ago.
