I'd spend more of my time understanding the sub-markets of where you plan to move/invest in and track what's going on locally there, then familiarizing yourself with legal processes; maybe even start to make local contacts there prior to your relocation.

Contact some hard money lenders here if you just want to do a property-backed loan only.The terms should probably be something like: He guarantees you 8% annualized return on your money and you split 50/50 any profit in the deal after that.

@Paul Choi contact a title company, I use first American title and they can put together the purchase contract for you that states your loan terms and monthly payments.

I would contact your headquarters or managing broker and ask if you're in doubt.
