Hey @Geren Knight III, unless you've toured the property with a contractor and they've quoted you $10k for your repair budget, it might be a good idea to budget more than that for up-front repairs. 

Anyway, it doesn't leave me enough for my marketing budget so I'm trying to find a list that gives me more bang for my $.
