I'd like to 1031 the money into a value play of some kind.

I guess it's quite obvious that otherwise it would be like playing with FOREX.

I am not an experienced investor, but I feel that there is still great opportunity for cash flow investment with the added potential for strong appreciation as a bonus.

Hey Max, As a pure cashflow play, it's a loser.  

You not having your job and the aforementioned health care loans I'm sure also had a part to play in getting you to this point.
