I always like to give a welcome basket & change out the door wreath for seasons etc, it’s a nice touch I think.

We may change our mind when we get older....perhaps rent in a location for 3 months....go somewhere else for another 3 months...repeat. 

@Chris Grebeldinger You'll have to understand that Indy is not landlocked like most of the larger/older coastal and port cities.

But anyways there are a couple streets in Rankin where people who are older still live there and keep to themselves.

You don't want to waste your time moving an older home.

There are lenders that will do shorter, or zero, seasoning, but they are generally more expensive loans.

Now I am older, gun shy, more hesitant to take risks and not sure how to start.

Montgomery County requires driveway for both units, properties older than 10 years old, 7 foot ceilings, a door on the side or rear of the house not on the front, an egress window, there is a sq footage limit (1200 I think?)

You might be able to rent that house out, season it, and then do a cash-out refi - this gives you some of those funds back to go do another rental. 

I ultimately would like to refinance to a fix rate 30 year conventional note after the apartments have seasoned for 6-12 months.
