If buy and hold strategies have become difficult here in Arizona, may i ask what strategies are popular in this rising real estate market?

A new proposed Airbnb ordinance in the Springs has me wondering whether it's now or never to buy an STR investment in some of the most popular areas of that city.Just last year, the city council passed an ordinance allowing short-term rentals in any kind of investment property.

It makes sense that if there is a lot of building going on, and house flipping is popular, that the trades will be stretched thin. 

For example agreeable gray is the most popular interior color in the United States.

Probably not a popular opinion, but I'll never understand why people say they want to get into real estate within the next year or so. 

I was also concerned that it is only two units..making it even more of a risk even though it's a very popular area.I was considering it because of payout once mortgage was paid off using profits from that and other properties.
