@Matt Medina Typically, unless you've done extensive structural improvements to the property, you're not going to be able to remove the Mortgage Insurance without a refinance within the first two years.

You need to either save money from your cash-flow for your next property, improve the property through a rehab, or PRAY for more market appreciation or at least that it doesn't go down so you can refinance out some money later on.

However she was not interested, and even made a comment in the course of this conversation that she had invested a lot of money making improvements to my property.

We were opposed to cash out refi's until just recently and with the rates so low, we are now using that strategy to hold on to what we have, make some modest improvements and continue to grow. 

Your yield and balance are going to improve and you might have money to fix the place up.

This year I bought my first investment condo downtown Vancouver which I did some some improvements on and  put up on Airbnb. 

. - each unit is over occupied; one 2 bedroom has 8 occupants with beds in living room etc. lots of poor tenant improvements… extension cords coming out of windows, sheets on windows, etc-fairly nice area- property was mismanaged and is quite sloppy.

They are a growing tech company and I suspect they will continue to improve.
