Suggest putting together a business plan to show your broker how adding an assistant will expand the business revenue.You may need to split the cost of the assistant.

Desirables: 8 min walk to trains to NYC and 2 parking spaces.I feel the property was not built well and future leaks are inevitable. 

The deadbeat took the loan out in 2015, Wells Fargo was paying it as part of the property taxes. 

I started learning real estate investment to quit my full-time job and spend more time with my 3-year-old daughter as well as build cashflow to pay for her future private school tuition.

I would also suggest looking at the IRR of this deal as you have some moving parts on this deal (renovations, etc...) and also include your exit strategy (refinance or selling) into your modeling as well. 

We have seen this first hand in the Chicago market as well.

Also for clarification, I plan on purchasing a Single family home in the next 6 months, live there for at least a year, then move out and turn it into a rental.
