My first few inspections were helpful to help understand building systems and routine maintenance schedules (don’t have to worry about that stuff when you’re a renter.)Sadly inspections afterward, for investment properties, only turn up obvious items that’s hard to miss if you personally walk the property looking in the nooks and crannies.Rot, poor wiring, improper framing, water leaks, etc that are behind the walls is when I’ve gotten into trouble.

Most surface owners here make money through damage payments from the mineral owners, by leasing the property for cattle grazing, selling fresh water for oilfield operations (groundwater is tied to surface estate in TX), or building commercial facilities (man camp, RV parks, etc) depending on accessibility.

Closing will not occur for 6 weeks - All utilities are currently on but wondering if I should turn off Gas & Water since the house is vacant & only leave the Electric on for security reasons.

Newer and newer requirements are becoming mandatory slowly in design be it high energy efficiency, material which gives more light-air but blocks noise pollution, unhindered connectivity, better insulation, common areas designed for privacy.Which trends you think will be in future of construction specially in term of Design phase and Materials which will allow designers and developers to deliver future requirements.

There's no electricity and no running water I believe; she doesn't know for sure about the water but doesn't think so; she uses diapers and urinates in bottles which I saw in various places throughout the home.
