If the handler washes their hands of all involvement you will never see a dime.

Not only was he extremely knowledgeable but very personable too.

If you get simple control units there are almost no moving parts to break, and few ways for the tenant to break it ( unlike a washing machine).

The problem that I see in some circumstances is the fact that you do not want to be involved with the current home owner and would rather wash them away from any decision making abilities.  

Change your cloths before you enter your home, wash up - take a shower - have a drink.There now ------ a job well done!

On the other hand appreciation generated over 5 years is washed away during economic down turns and any unexpected expenses during this time can require sale at a loss.

@Aleksander Dabrowski As you move forward a word to the wise depending on what configuration of rentals you end up with put in a ban on portable washing machines and dishwashers on all floors that have a floor underneath them.
