Inventory has gone up and once interest rates start going up then watch the values drop.

Tenants become scarce, some drop rates,  defer maintenance, and others enroll in section 8...  

I noticed one day they dropped the asking price to $50K!

I think there will be a leveling out, but not a huge drop.

@Shane Woods Exactly I know an investor that purchased a home at $272,000 and is dropping $56,000 into it with a ARV of $415,000 in this market.

I told him don't do it.. he dropped another 10k a door in it.. and of course it being c class it got destroyed he sold it and lost 400k ..  

Replace the entire window with a tempered, frosted glass drop-in vinyl window.  

Typically HUD drops the price every 30 days by 10% until its sold.
