I am wanting to sell all my stocks and just take the cash since I don't want to drain the majority of my savings/checking purchasing real estate and have most of my money in stocks.

You can also check meetup.com or search facebook for real estate investment groups, clubs, or meetings in your area.

My guess is the buyers' realtors aren't checking if their people are preapproved. 

If you're planning to buy and hold, then you'll have to check with the city and/or county to see what restrictions (if any) exist for that piece of land.

I found a really good duplex that checks all the boxes and its at a great price only 120k, the other side is already rented out for 650 a month.

You can check to see if you qualify for a SBA loan but living in Thailand will not benefit you, also what type of business is it and is it generating revenue.
