A lot of local tenants claim to have emotional support animals (ESA).  

I pulled 150 nails out of the master bedroom, their was animal feces on one wall, and too many holes in the walls and carpet to keep track of.

Do you have any animals or pets.

For pets I charge $200 one-time fee per animal, and $20/mo. additional rent (per animal). 

We do have issues with our insurance so it will go far to stay away from dangerous breeds that are hard for us to insure and also consider the size of the animal vs the size typically allowed.  

East lansing is a different animal, and prices are definitely higher.

When people ask us, we tell them that allow well-behaved dogs for a $25 pet fee and state that they respect he following house rules:Tenant needs to clean up after it in the yard No animals on the furnitureNo Wet/Muddy Dogs in the houseThen we provide a little doggy basket with a towel + lint roller.

The projects move smoother this way, the finished product is much nicer and the contractors enjoy their work and are appreciative for it.You may find that keeping it simple and being VERY detailed when conducting walk throughs with prospective contractors can help reduce the stress of working with contractors and gain the finished results that are sought (quality & timing).
