For whatever reason they were not really "ready" to sell then - but they liked our letters enough that they saved them and are calling me now.My tip; 2 pages. 1st is cover letter, personalized to the seller with information about you and a signature. 2nd page is a purchase agreement, again personalized with a cash dollar amount and an expiration date.

It can be done in a minute and will only need a notary and/or your trustee signature in addition to yours.That would give you some peace of mind.

Might be a good idea to check with another title agency just to make sure you are not being taken for a ride.As to filing a QC deed or a Warranted Deed, they are both usually one page and need the signatures of both parties - one is not more difficult than the other.

I am considering keeping a call log, listing all repair requests coming in, with date and poss time, then report how it was handled and when with a tenant signature on that as completed acceptably.
