This is something that a buyer/tenant can afford in their monthly payment due to the low cost of a trailer ($40k) seems pretty typical out here for a double wide of roughly 1600 square feet.  

It seems like you've correctly adjusted the carryover losses on Form 8582 to reflect the net income for each property.

Reading all the books and watching the Bigger Pockets videos, everything seemed to make sense on paper but was so difficult in practice.

I see so many assumable loan which seems like deal, but I am unable to take it as my DTI is high due to primary property etc. 

There are a couple newer companies charging something like 18% but they make the owners purchase their own supplies (TP, paper towels, toiletries, etc) and have all kinds of "additional fees" that seem to put them in about the same range when you take everything in to account.

Seems like my best choice now is to find a responsible mid-term tenant that passes background/credit check. 

To do a $100k rehab in 3 months will require things to do like clockwork and that rarely seems to happen unless you have a relationship with an EXCELLENT contractor. 3.
