Purchase price: $935,000 Sale price: $1,300,000 16-unit value-add multi-family purchased for $935,000 with no additional net investment as CapEx has been funded from reinvesting a portion of the cash flow at the property.

All real estate transactions, whether purchase, sale or rental, prices are determined by market supply and demand.

I purchased a property about a year ago.

Purchase price: $24,000 Cash invested: $100,000 Beautiful remodel currently on the market in Augusta GA, perfect for rental portfolio.

Now I help my out-of-state clients purchase flips and BRRRR deals here that hit the 1% rule, cash flowing, and have tons of appreciation at a very cheap price point -n $120k-$180k.

Old machines are okay if they were just purchased refurbished 2 years ago. 

I'm in the Stuttgart area and what I have found so far is that it's difficult to get any positive CoC because rental rates are so low compared to purchase prices.

I'm considering purchasing a property in a city where the average household income is around $50k per year, and houses are selling for $250k to $300k.
