By that I mean it's supposed to be a "clean" calculation that reflects how a property is performing on an ongoing basis irrespective of how it's capitalized or whether you had to replace a $7,000 AC unit last month.

Less than that and yes, you have a problem, unless you're borrowing from a secured source like a personal residence HELOC, or you can verify that you sold something to obtain the funds.Yes, until you have two years of landlording experience, your debt ratio will hurt you, since you normally need to reflect the full PITI of the rentals in the ratio without benefit of any of the rental income (sucks, I know).

If the price of the developed lots reflects - for example - 50% cost to develop, 25% profit and 25% cost attributed to the raw land value, then I'd ascribe a value of $25k / acre to undeveloped land

From a pure cashflow perspective, the 4-bed unit is far superior to the 2-bed units in most duplex comps in the area (my feeling, anyway), reflecting a $500-700 premium in rent rates, especially if rented to Section 8.

Yeah no credit card debt, I thought about side jobs, but my current job makes me literally be on call 24/7, though it's rare I get called when I'm not at work it does happen, and unfortunately it reflects poorly on me if I do not drop what I'm doing to go slave away for the company.I don't mind working hard for extra money though.
