Settlement date of the original contract said 9/15.A couple days later we (title company) received a $10 check made out to the seller.On or about 9/1 the assignor threatened to back out of the deal unless my client closed before 9/5.Please identify the moron in this scenario.

However, if they wanted to justify it, I'm sure the justification is that renters cause more problems than owners; renters tend to live then shorter periods of time and there are expenses when someone moves in/out such as extra trash pick-ups, programming them into an entry system, cleaning costs as the move in/out can be messy around the building, light damage to the building, scheduling of the freight elevator, cost of providing additional notices as now the tenant and owner need to receive copies, etc.

If your agent presents the offer and the bank is requesting more documents this period of time of you/agent/listing agent/bank getting them the proper paperwork is crucial because it may mean someone else putting a bid while you gather the paperwork.
