at 7 deals falling apart I think you have to face you have a flawed model and/or are off base about what constitutes a real problem. 

The idea is to find motivated sellers and help them through the selling process either off-market (wholesaling/investor purchase) or on-market (hands-on coordination, cosmetic prep, referral to real estate agent).

In either case and if you will you debt to acquire the real estate, it must be non-recourse financing.
