For those that don't recall their social science stat class from college, "statistical significance" is used to distinguish a correlation that could be random chance (I can roll fair dice twice, and get snake eyes twice in a row, due to dumb luck) from one that is (in this case >99.9% certain) not dumb luck (eg, snake eyes 100 times in a row probably means loaded dice).Violent crime rate in census tract.Owner occupied housing units.

I also have a 5-inch Harbor Freight random-orbit sander that's lasted forever under frankly brutal conditions, perversely, my regular quarter-sheet finish sander is a Makita.A finish sander is a great example of a tool that you simply have to go with the best quality you can get, especially if you're planning on using it at the edge of its maximum limit or capacity, or you've modded it, or you need high-precision results out of it.I'm not good with cordless.

I have made my first foray into real estate investment this week, and subsequently I have many random posts flying around the forum, so I'm going to post this several different places...Basically the story is this: Found a HUD property that is a rare gem for my area in Maine, and after having several contractors give estimates, my partner and I decided that it would be a great rehab flip if we could get it for a certain price.We made a bid with him using FHA financing as an Owner-Occupant because 1.) we wanted to get in during the Owner-Occupant initial period of bidding and we do plan on living there for a while during renovations, and 2.) we don't have a lot of money to put down right now because we weren't planning on finding a great deal so soon.The first bid was very low and subsequently rejected, and we don't feel comfortable going much higher using FHA financing in his name because we are so new to the game...

Since I don't own a texture spray gun anymore I just do a "random" drag on mine, no 2 square yards look alike.I just take a heavy texture brush and dip it into slightly thinned joint compound and "splook" it onto the ceiling.
