Setting up an LLC or S-Corp costs more but offers more safety when you purchase houses/apartments in the future which you will want to look into, but just use a Sole Prop for now if you don't already have one.Eric

If a hard money lender feels that the collateral is sufficient to provide a margin of safety, and the property will produce sufficient cash flow to service the debt, then the hard money lender will approve the loan, even if the borrower has a dismal credit history or credit score.

I took ARV and subtracted what I wanted to make and then all costs including a safety factor for having to sell it low or running into extra repair costs.I think 70% minus repairs is pretty solid though.
