I'm just saying flipping and buying for appreciation are the only two methods of investing I know of to work well in SoCal (or CA anywhere really).

Here's a "Me too" subscription to this thread - seems like "everyone" agrees that this is a great method for sourcing deals, but no one seems to know the details of the legalities involved (if any).

I'm ready to pick up my first duplex via an fha loan I plan to use the house hacking method.

So I am doing a flip in Laurelton, Queens and had issues from a general contractor doing shoddy work, and a plumber disappearing with uncompleted work and stealing from us (plumbing materials put on our account, not called for at this house, as well as a missing boiler from the house).

Ive used a standard OK contract with an option to assign and a clause stating  I am allowed to advertise the property through various channels and methods.

Also, once you pull up the floor, you see the plumbing, frame, tie-downs, etc... which can uncover a whole new list of problems.I would LOVE to get back into the MH business, flipping homes, but I have enough Florida Park knowledge to know that a deal too good to be real is just that (see line 1 of my post).Feel free to shoot me a PM with the park and I may be able to provide you with some additional ammo if you decide to proceed.
