I know many charge a pet fee + pet rent, but often that does not always cover the damages that could be caused by an animal.

My question is, since service animals are not considered pets according to American Disability Act, do applicants have to provide some sort of written proof that these animals are legally considered service animals?

Hey Jacob,I personally don't deal with security deposits anymore, but I do collect non refundable pet deposits.

I also allow small pets and we know MANY rentals don't allow pets.

And if you allow pets, you will likely have demand.
