Hi Jeff,What you're saying makes perfect sense.

You gotta wait for the perfect wave and just trust that it will come with time.Whenever you invest off a negative emotion greed, FOMO (fear of missing out), pride, etc you will have a very bad time.

I have read all the articles on house hacking and I am perfectly fine with the idea; the issue is there aren't duplexes in my town.

I think we timed things pretty close to perfectly.  

30318 is the perfect example of why you can't draw conclusions by zip code in Atlanta.So this house is in 30318 and is arguably in the best elementary school district in Atlanta (Morris Brandon).  

Account Closed  great advice  he has to be careful here if he has no money as he stated.. this deal could easily be taken from him... you know how it gets when you get away from mom and pop investor and start dealing with builder developers if you can't close they will just wait it out and swoop in.. seen it happen more than one.. its why when I am showing plats to lennar or Horton I know I have my powder to take it down if they back out to see if I can really close

If I do it by myself, I'll be able to save the repairing cost, but I'm not sure whether the work will be perfect if I do.
