In some areas you can ask the tenant to move to allow a family member to move in, but it may cost you and it depends on how related they are (eg cousin vs parent).

After you sell a property, you don't receive the "principle buy down" value nor the "appreciation" of the asset but as you mentioned you skip all of the costs associated with holding a rental asset.
