One of the greatest requirements for REI is to be able to think outside the box...you know that box everyone else will say you're thinking outside of. 

I'm having a hard time finding any that are knowledgeable outside of their normal transactions.

Patrick,I don't have any experience in the Texas market outside of tax liens so I would not be a good source for you for what you are looking at, unfortunately.

I think the best way that I could make this possible would be to try and get a couple hundred thousand dollars of the seller financing, $100,000 from my own line of credit, and maybe try and raise a couple hundred from outside investors.
