In theory I like the LLC stance as it allows me to create an investment property business, and I assume better tax loopholes as I rent and flip etc..Thanks In Advance for educated opinions.

i assume you're single - KEEP IT THAT WAY for a few years.buying a personal home low and fixing and selling (in my opinion) is a great way to start out.it makes financial sense and is low risk asset protection wise...u buy in your name - get a 10 year arm - some nice interest only loan for 10 YEARS (see a mortgage broker) and be out of there in just over 2 years...if you can't sell it right away - you've got 8 years to move it.make renovations nice and stream-lined.

This also holds true for when you need the payoff figures.All and all it is difficult to find these deal, but when you do and you get them to go through it makes for a very low capital, profitable deal.In my opinion you are much better off finding a property that a seller owns outright and is willing to sell with financing.

If they do that, then the entire balance of the loan becomes due and payable within 30 days.Transfering the title into a Land Trust would cloak the title so the lender would not be certain of who actually is on title.The drawback with doing this (in my opinion) is when you go to refi or obtain a new mortgage for the property.
