My wife is doing her license training now.

There are very few properties that fit into this niche that don't have significant defects (flood zone, train/highway adjacent, built in 1800s, etc.).We too are moving into new builds of SFR with the purpose of rental & long-term hold/management.

I'm actually planning on going into the same route as yourself.

Not sure about the Georgia but in Cali it's an ongoing challenge.

It is very tough to build a client base moving every three years, which is why I am hesitant on going through with my real estate license.

Just so you know there are plenty of REI meetings that DON'T push their 3 day training camps.

@Kevin Kite It has only been a couple of months since you last posted to this thread but I was wondering how is your ongoing experience with USREEB been?  

(Dangerous breed, house trained, pet fee) Do you meet the minimum income requirement?

Use those to maybe work on some ongoing projects while you're learning about expanding your own rental portfolio, then you'll be ready to branch out when the time is right.

On several bp episodes, they mention you have to train your tenants properly.
