It's my sisters ;-)  After a I ran the numbers it doesn't work great for me.

@Benjamin LeungJust thought I'd check back and see how your improvements worked out or if they're still ongoing (I wasn't sure if you were already on the verge of starting or...?).  

Also for comparison, I ran a P&L for my biz w/ the accounting software I use (LessAccounting, it's AWESOME!)

Shall do some more research to see what options I have ( area, home size etc) at that price point and the ongoing rentals.  

It is imperative to start your portfolio out with a solid foundation to minimize ongoing expenses while maximizing the “Big 4” - cash flow, appreciation, principal paydown, and real estate tax benefits – through OPM and OPT (Other People’s Time).

Still a pretty nice deal, I ran out of those and now have to put down 30.

Isn't the ongoing "commission" simply a payment for ongoing management services for so long as the unit is occupied?  

I haven't been to COREE but I plan on going.

I ran a credit report on a applicant, and it flagged the applicant for having too many recently opened accounts in proportion to total number of accounts.

If you build that in you'll feel better about that just being part of your ongoing OpEx.Best of luck!
