I just got my first rental property and inherited a tenant.

eviction* (caught the typo in the heading after posting)My wife and I inherited tenants with the property we bought last July outside of Philadelphia (Upper Darby). 

During this time, we've had 4 evictions (2 inherited tenants, 2 tenant they placed).

Given that I bought the property in the middle of the covid crisis, I did inherit some issues with an existing tenant who had payment issues.

I buy seller-financed notes for a living, and I listen a lot.If I wanted to develop an avatar to target those who might seller-finance I'd look for:- People who have an extra house they don't want or need... inherited property, ready to downsize, moving to senior housing.- Tired landlords who want cash flow without tenants or property ownership.- Sellers wanting to take advantage of IRS installment sale rules to defer and possibly minimize capital gains.

I will inherit his life insurance money.  

We inherited two vacant units, one that was down to the studs and one that needed cosmetic updates.

We inherited one tenant (the previous owners daughter) who was in the main 3BR unit paying way below market rent.

We inherited four tenants and it was great to have cash flow from day one.
