Would love to learn the ropes of the real estate investment world, and find some friends along the way.

I'm finding some listings on a popular realtor mls listing site (not sure if I'm allowed to say which one here)  that have a box on the listing which states "Assumable Mortgage" and has a "learn how" button, when I click on the button it says: "This home has an assumable mortgage"  and it lists the current average interest interest rate for April 2024 (7.00) for a new loan vs.  

Please correct me if anything I say about my plan is wrong and I'm willing to learn/listen to more advices here.I'm currently living in PA will be paying off my house this year (only $20,000 left).

I'm curious to learn if these seem in the reasonable range including the fee amounts. 

If you purchase a property, many of the costs on the closing statement are added to your basis.There may be some items that are eligible for an immediate write off such as pro-rated taxes, interest, insurance and hoa dues.

on the bleachers right now just learning so i got a question If I find a  duplex for 350k, put 20% down , 30 year mortgage after the 30 years is over and the property is paid off,  it cost me more than 700k that just doesn't sit right in my stomach.

You will need to learn about the local laws, advertise, background check applicants, meet them for showings, answer questions, get a good lease, answer the phone at any time, arrange for repairs, do inspections, manage finances, manage an LLC, and more.
