There are always kitchen items that are maintenance hassles. 

And also, if they can tell that you put in new kitchen cabs and counters, they will make the new kitchen meet the current codes with regards to outlets, even if you didn't change the kitchen layout one inch. 

Windows, Custom Kitchen Cabinets, Generally anything that is custom would fall into this category.)Cheers

Now, some of the old timers may recognize these fundamentals, mostly forgotten, but there are those that have been mulling along in RE for decades never knowing what they were really doing, they just knew how to fit many of the pieces together and could make some kind of picture with what they used.

It is in good shape, but having lived in it myself for nearly a year I have a good idea of what it needs rehab-wise (minor cosmetic, but definitely needs a complete kitchen rehab, and could probably use at least an extra half bathroom). 

It butts up to the kitchen, so even if I could afford to remove one of the walls, then the kitchen would still be there and be angled.

Thanks Joshua I forgot to mention it's a foreclosure for the amount of 124,000 comps are 190-200,000 but needs a new roof and kitchen.

(doesn't always happen that way when dealing direct, you may have the listing agent meet at the kitchen table.

After 12+ months I would repeat the process, each time renting out the property that I was leaving.  

So I guess I'll get the good with the bad.any thoughts and or advise for a first timer?
