Hello all,Is the Orlando, FL short term rental market still a good bet?

That would involve emotions and there is absolutely no place in business for emotions.

I have not consulted an attorney, it's a pretty simple transaction so I didn't think it would be necessary to get an attorney involved to draft an addendum.I'm curious if anyone has any experience in adding these types of contingencies to contracts that protect the buyer all the way up to the closing table?

I suspect you did not have representation when you went into this deal the time to  pull a preliminary title report is before doing it now is I bet going to show this seller owes money and he probably or maybe does not have the funds to clear the mortgage off of the property so he can deed it to you free and clear..

Purchasing involves combing through perhaps hundreds of candidates over a period of months, creating a short list, visiting properties in person, bidding, hopefully winning one, then managing a rehab, and then interviewing property managers, and then hiring one.

I had an opportunity pop up recently that involved owner financing.

For her the best bet might be to form her own LLC and have the two llcs take the property has tenants in common.

@Courtney Fricke, I don't reckon there's enough equity for a Wholesaler to get involved.

I'm thinking my best bet is to pay them down as much as I can.  

They have seen a lawyer you NEED to get  a lawyer involved immediately for this.
