Having said that they are asking for 30% down almost relative to purchase price which is a lot.When getting owner finance it's typically a loser if the seller wants a inflated price for doing that or a short term on the fixed rate loan or a high interest rate.

I didn't notice anything that bad when we bought back in September but now we have sheets at the windows and all the kids "stuff" outside and the leftover Christmas inflatables laying around.
