if its too good to be true it probably is. i never do any of these programs. anyone that sets a timeline on real-estate success is not genuine, there are so many circumstances for each individual investor that determine that trajectory.the only person making a good investment in 3-6 mos is the guys taking your checks.

Hey Wendy, I have a friend from PHX who might have some ideas for you. 

The main challenge I observed is that individuals often lack a clear end goal or strategy, or they select a market that doesn't align with their chosen strategy.

As you will see there are tons of resources and like-minded individuals here with more than a plethora of knowledge to help guide you down the correct path in your real estate journey.

I am leaning towards remodeling since it would be my primary residence initially and perhaps I won’t get much return on my investment but maybe just sell it to family/friends instead… well, time to find a contractor!

If you looked at the individual properties, obviously the one cashflowed great and the other two were negative. 

Take a look at each room individually, mentioning both the structural and aesthetic elements.

A duplex/multifamily could work but the tenant friendly laws in the bay area have me concerned that an extended eviction process would kill any reserves and risk losing the property.
