You need you buy and renovate, maybe turn a SFR in to a duplex, something, which will improve the living density.

If the renter is a licensed electrician, then you may concider it.The retail buyer will want the fee credited to them. 

They will want to see what lenders will want to see to qualify the buyer; personal financial statements, credit reports, relevant experience, banking relationships, etc.  

Credit and down payment are not an issue and I am pre-approved for financing.)
