I would like to find multi family (5+ units) to invest in i just dont know how to find the deal or structure it. 

Does anyone know if the fire sprinkler system will be needed if I simply rezone the basement as part of the first unit?

If it’s not an emergency, when they make their request, we thank them for letting us know, and advise that we’re keeping a list of minor issues and that we’re planning to address these types of things in one trip in the next month or so.

I know there are investment platforms where sponsors can connect with investors, often at a premium, but I’m curious about other proven methods that don’t involve purchasing a list of accredited investors.For those of you who have successfully raised capital, what approaches have worked best for you?

They rent below market rates, they pick bad renters, they don't have a good lease or know how to enforce it, etc.

Being new, we do not know any mortgage agents and need one who can navigate this for us.
