I challenge you to put your money where your mouth is.

I built my current team off of word of mouth asking who needs extra money and then got the deal for him to clean out.

Jumping around from Realtor to Realtor, pitting us against one another, leaves a bad taste in my mouth. 

They will need to make the decision to turn away one (means to turn away several, since word of mouth marketing is still the most effective) taking monies out of their/the owner's pocket. 

I would upgrade it and maybe consider upgrading 1 or 2 other small details in this unit to make this so called dream tenant happier.

Actually, I put it in my "Rules and Regulations" addendum along with the hefty fee they will have to pay if they do smoke inside.I allow pets for a couple of reasons: 1) by excluding pets, you exclude a large chuck of good tenants, and 2) tenants with pets are generally happier and stay longer.
