As mentioned I am looking into the complaint through the state option.As of now, even the initial ask from the PM did not include a formal invoice, just a scan of a printout from the software.

@Charlie Beneke the first step would be to formally give notice of non-renewal.

Thankfully the tax code is not that liquid (most years...TCJA through Covid was a fun time) - typically there is a lot of planning up front, and then the most common approach is ad hoc discussions throughout the year where tax does matter, and depending on our plan maybe projections and more formal discussions closer to year end. 

@Chris Ochsner- thanks - good luck ....1)  if you will be  using  cash - great ...if you are needing to finance any deal you enter - make sure that your folks and you get  formally pre approved for whatever scenario you are planning ...2) make sure you have  ample  credit  history  3)  you might consider  looking for a multi family property you can move into and  then learn the  ropes ...good luck
