You'll find a wealth of knowledge here, along with members who have ventured into similar expansions.

It's very hard to find a cash-flowing deal especially in Florida right now!

If not Google them and you can find all of the information there.

If it was me, and knowing what I now know, I would find a market where I can invest in, be boots on the ground, and learn the business.

I don't find any of them to be a big deal.  

My PM finds it difficult to gather all of the invoices provided by the vendors and upload them to Appfolio. 

Down the road, this can hurt the investor because you'll find yourself with a unit rented well below market rent when its time to sell.
