Hey @Skyler Mckinney 👋 I love your passion for real estate.I live in Virginia Beach as well and something to consider in an area as established as ours is the difficulty you would run into selling a $300,000 house in a $150,000 neighborhood.

This have been difficult for me because I have not yet done a transaction, I’ve sold some homes as a Realtor, but I feel like with how appreciated our market is, the price I would pay for the 4 units would be higher than the rent (unless new paint, carpet, and appliances were added - then I could increase the rent)...my biggest area of difficulty though is the MATH.

An extra >$600/month/unit in rents seems a bit crazy to me as this might be closer to $150k/year NOI (again, need to look into the NOI a bit closer).

@Patrick Frairei feel like i suggest this in every rentback situation, however, it may not work as well in this situation, but have you considered twlling them to leave $5-$10k in escrow with the stipulation that it be used to evict the tenant if you arw forced to evict. if you give them some extra skin in the game, they will come back and help get her out in a year

also, there is a extra column "bankruptcy" , some of the properties marked " BK Hold" whereas some didn't. for this particular one, it didn't marked " BK Hold". when I looked up this property online, most of the websites said its off market.
