To your other question re: not qualifying, the best advice I can give is that before starting executing on a BRRRR strategy be fully educated on what lender requirements are for the refinance so that you aren't left in the situation of not being able to refinance the property, and potentially seeing a large balloon payment come due that you can't meet if you went a hard money loan route with the purchase.

The goal is learn, do your research, and execute.
