@Amy Hatcher If you can, try going to meet up events in the markets you'd like to invest in.

These events tend to attract other experienced investors who have insight specific to your local market. 

Add in all those that go unreported and we are likely in the realm of millions per year.Ive seen fair housing violations occur with buyer love letters, and Ive reported them to HUD, and seen the fine passed down for it. 

Our New Orleans event, aside from having lots of networking and an incredible speaker lineup, will have a couple of "extra" things as I understand it... such as a marching band leading us from the event site to a handful of bars on bourbon street that we intend to fill up. 

With the pandemic, I had some life events that necessitated moving out of state indefinitely, and rather than sell, I decided to rent it out to at least keep the mortgage paid.

Lastly, if you are in the Worcester area, I know of a great real estate meet up occurring soon.

Anything call that has a decision or a follow up event for either party I would text it as a follow up and ask them to confirm. 

Although contribution to your S-Corp will not be a taxable, taking out the property, i.e. distribution, from the corp will be taxable event.
