A quick update -- I found reputable GC's that build for $200-$250/sqft for the exact same spec home the others were quoting $450/sqft for.

Yardi is my main software, but if you're tech-savvy and a real quick learner, you can make almost any software/system to work with what you need.

Researching more, that may mean studying to get licensed which I'm up for and looking into.While I consider that option I wonder if there are opportunities I could investigate that would give me a quick start?

In fact, I encourage my clients to form a Traditional LLC shell corporation to conduct all business with the public.

If they are professional, they can explain this quickly and easily.

same with the  purchase scenario  ( both on a sfr and a duplex) …...are  any duplexes in beacon hill ( or any areas  available that  fit your plans )  market is flattening but  ….the  good  buys are still fetching  quick multiple offers if interested in buying - get  pre approved ..

I know this deal may not be the one, as it will go quickly, but any advice on securing capital or JV? 

Our tech scene may not yet truly rival that of the Bay Area, but the California markets are quickly pricing themselves out of some promising young talent - talent that has started looking east for lower overheads and a more dynamic, inclusive, culture.
