Has anyone encountered something like this? 

@Scott FrenchIf you were selling an active business with a strong local brand - say a local market with deep roots in the community or a renown B&B - there would be a strong goodwill component (an intangible asset) and acquiring the business would be beneficial to the buyer.While this level of "brand" is theoretically possible in a local residential or commercial rental market, I've yet to encounter it in the wild.

Sounds like the first tenants told the second tenants about their free rent scam. 

If this is a $800 non-refundable fee you have to pay at the start, then, yeah, its probably a scam. 

So needless to say my network grew exponentially and the opportunities I encountered because of it (including the opportunity to start my Note Business that I still run today) were priceless.I almost always recommend the idea of starting a group like this, especially when people can't find a group that's right for them in their area.

Grounding is ok, but it will not help if you encounter lighting strike.

I have walked into more than one house in my career where I was viewing a property for sale and was the first to encounter a burst pipe.

Just a problem I’ve never encountered.

I know people are often trying to scam saying they are deploying to break a lease and things of that nature.
