some of them have addresses on the bond, license, insurance …that do not exist ..I mean ..there is no such house on that street …that’s pretty funny..Question on bond though :They usually have bond held by some indemnity company in the amount of 10K or 20K …if the projects is around 35K mark …I think I should be seeing at least 35K in bond ?

Mark ForestAssessment would be one place to look, but you can come up with any alternative allocation, as long as it is justifiable, and you can explain it to the IRS if audited.I had a multi-unit building that was on a very small piece of land.

If I'm off the mark on this please let me know but in my head I'm thinking $308,000 - $54,000 = $254,000.

It was rehabbed by a Mark Edmondson and has required costly repairs from day one, not to mention that it sat vacant for months because the promised tenant never materialized.

In general, if you hustle, you might find a place that could cost you $200k all-in, that you might get $2,700 for rent between two units as an example -- but that seems like top of the mark numbers at this point unless you are willing to rent to some high risk situations.
