I've filed the eviction, they've been served with the paperwork, and now all that's left is for me to wait for the next steps and hope I filled everything out right (Denver county's process is making my head spin, and I'm having to do this without a lawyer because of cost) while in the meantime my tenant is otherwise just ignoring all my texts and notices and also (it feels like) acting like nothing has changed, still having people over for dinner, still walking in and out of my front door like no problem...leading up to this point I've had multiple informal conversations with this person about the toll their unpredictable behavior around payments has had on me.  

Note: would be using 50k to pay off my debt at closing.Plan a: Buy into a 1.2m retirement home style 18 unit property (18 doors, 5 bathrooms, commercial kitchen, etc) with $200k.

@Jeremy Willman If you invest locally and buy “nicer” properties as opposed to run down properties you will easily be able to self manage all 5-7 of your properties when you get there.

If you just got this card it probably has a teaser rate now, but you need to be able to do a balance transfer once it runs out if you haven't paid it all off.

The good thing of living in Hawaii is that there are tough names to pronounce so if they can not pronounce the name of where your property is then run....lol.

and that return might be low depending on other investments available to you.you can definitely call lenders and start looking at properties and running numbers though. 

That's where your mind set should be, as well as running a successfully profitable rental business.
