My concern here is that the OP has not been enforcing his rental agreement and, as often happens, a slow payer has become a non payer.  

@Chris Clothier   10 -4  that's exactly what I am saying.... the OP said he bought a turn key.. my original comment was I don't think in the definition of what most expect a turn key to be or one bought from a company such as yours..

@Joe Villeneuve, yes, one can do ones own comp valuations, even utilizing Zillow's SOLD data, but that does not assure the OP that his LENDER will use the same method for their appraisal of his specific property.

A detailed scope of work will really make a big difference in suggestion/direction the OP wants to accomplish.
